Randts Mill aka Oak Grove Estates
Eco-Bucks continues to participate in proceedings before the
Township’s Zoning Hearing Board in connection with a challenge to the Township’s
ordinances, this one filed under the name of RONEA Associates, LLC. RONEA is seeking to
develop 206 residential dwelling units on 210 acres along Randts Mill Road, bordering Tohickon
Creek. The proposed development is in the Township’s RA (Residential Agricultural) zoning
district. According to the Township’s engineer, the zoning ordinance would allow RONEA to
develop approximately 75 dwelling units, while still protecting the important agricultural soils on
the property. Eco-Bucks has retained Thomas Daniels, a nationally recognized Professor of
Land Planning at the University of Pennsylvania. Professor Daniels has testified concerning the
reasonableness of the Township’s ordinance provisions.
As part of RONEA’s case its land planner has asserted that there is no agricultural
industry in Tinicum Township. Eco-Bucks encourages residents who disagree with this facially
ridiculous claim to attend upcoming hearings of the Zoning Hearing Board to help educate the
Board and the courts about the vibrant agricultural community in Tinicum.
In proceedings before the Township Zoning Hearing Board and in the courts, Eco-Bucks
intends to continue to aggressively wage the fight to protect Tinicum and its environs.
